UCSF Health required a significant footprint to consolidate pharmacy, clinical laboratory, and pathology operations. The challenge was finding a cohesive, large-scale environment capable of supporting complex infrastructure, while navigating a market in flux with rising vacancies but limited "premier" inventory.

The County of Santa Clara faced a critical need to consolidate disparate business lines and expand service offerings near its main healthcare campus in San Jose. To serve the public effectively, they required a large-scale, accessible facility (230,000 SF) but sought to avoid the operational risks and capital intensity of self-managing a ground-up construction project.
Willow Glen Dental
Willow Glen Dental, a prominent San Jose practice, sought to transition from leasing to owning their own real estate. Their vision was to acquire a freestanding building in the highly desirable Willow Glen neighborhood and convert it into a state-of-the-art clinical facility. However, the Willow Glen submarket is notoriously tight, with very limited inventory of available freestanding commercial buildings. Furthermore, the client needed to secure complex financing for both the acquisition and the high-cost medical conversion, which typically requires approved plans and hard construction bids before closing—a timeline most sellers refuse to accept.

Stanford Health Care sought to expand its primary care footprint strategically within the East Bay market. They required a modern, 25,000 SF facility tailored to their specific clinical needs, but wished to mitigate the initial development risks typically associated with ground-up construction in a high-barrier-to-entry market.

A Fortune 100 healthcare provider was facing a critical deadline: they were losing their lease at an existing surgery center with no option to renew. To maintain operations, they needed to relocate to a modern, state-of-the-art facility in a tightly constrained "in-fill" market where zoned medical inventory was virtually non-existent.

The County of Santa Clara identified a critical service gap in the northern part of the county. Residents in Palo Alto and Mountain View often had to travel to San José or utilize emergency rooms for basic healthcare needs. To close this gap, the County required a new, multi-modality outpatient center (Urgent Care, Pharmacy, Imaging, and Lab) but sought a facility solution that would minimize their exposure to the complexities and risks of ground-up construction.
