Furthermore, the client needed to secure complex financing for both the acquisition and the high-cost medical conversion, which typically requires approved plans and hard construction bids before closing—a timeline most sellers refuse to accept.

Financing Coordination: By securing time for planning during the transaction, we enabled the client to present a complete "Acquisition & Construction" loan package to lenders, ensuring capital was fully committed before they took title.
